When buying
We check the title at the land registry, verify prior claims and go to site to confirm that the stated boundaries match reality.
When selling
We assemble the technical file, title, plan, boundary report, exact area, so the buyer has everything before the visit.

- Passage before a notary. Support through to signature and lodging of the transfer.

Documents required
- Land title : Copy of the title of the parcel concerned.
- Current certificate of ownership : It states the present situation of the title at the registry.
- Plan or boundary report : Any existing plan or earlier report for the parcel.
- Identity documents : ID card or passport of the seller, or the buyer, depending on the direction of the deal.
- Any other documents that may be required : Power of attorney, succession deed, consent of co-owners.
Documents vary with the status of the land and the direction of the transaction. When buying, having none is not a blocker: verification starts at the registry.
Timeline
We state a timeline after reading the file, never before.
- The state of the title : An up-to-date title checks quickly; an old title, held in common or mid-transfer, takes more research.
- The area : A control survey on an urban plot does not take as long as one on an estate of several hectares.
- The nature of the work : A simple pre-purchase check and a full sale mandate do not carry the same follow-up.

Because the title presented may be out of date, charged, held in common, or correspond to a different parcel from the one visited. A registry check and a site visit cost a fraction of the land price and prevent most disputes.
What if the land has no title?
We tell you plainly, and set out what regularisation would involve: registration, timelines, documents to gather. The decision is yours, made with full information.
Do you check the stated area?
Yes. We run a control survey and compare the measured area with the one on the title and the one quoted by the seller. Discrepancies are common.
How does a sale proceed?
We assemble the technical file, provide a reasoned price per m², organise the visits and support both parties through to the notarised signature.
Are your fees stated in advance?
Yes. The quote states the scope and the amount before work starts. No fees are added mid-file.
