Land registration
Turning occupation into a right of ownership.
Registration is the procedure that enters land in the land register and results in a land title being issued. We assemble the file, carry out the technical work and follow the procedure to its end.
- Land register
- Contradictory survey
- Followed to title
Land registration
What registration produces
A land title entered in the land register: the only document that establishes ownership definitively and against third parties in Cameroon.
The technical part
The procedure requires a contradictory boundary survey and a plan drawn up by a surveyor. That is the part we carry out, before and during the administrative follow-up.
An attestation, a sale agreement or long occupation is not a title: none protects against a claim or a reclassification.
What we do
We take the file where it stands, customary occupation, sale agreement, abandoned application, and carry it through to title.
- Diagnosis of the situation. State of occupation, existing documents, prior claims and a check that no title already covers the parcel.
- Assembling the application. Drafting and gathering the documents required by the procedure.
- Lodging and publicity. Application lodged with the competent services and publicity formalities followed.
- Commission site visit. Preparation and attendance at the site visit provided for by the procedure.
- Contradictory boundary survey. Markers set with the neighbours present, survey carried out and report signed.
- Drawing up the plan. Dimensioned plan and area computation, delivered in DWG and PDF and added to the file.
- Follow-up to publication. Chasing, answering observations and following through to entry in the land register.

Documents required
- Applicant's identity documents : ID card or passport of everyone concerned by the application.
- Evidence of occupation : Sale agreement, attestation, witness statements or any document establishing occupation.
- Plan or technical file : Sketch, location plan or earlier survey of the parcel.
- Documents about the neighbours : Identity of adjoining owners, essential to the contradictory survey.
- Any other documents that may be required : Power of attorney, succession deed, document requested during the procedure.
The registration procedure is regulated and the documents required vary with the situation. We set the exact list after the initial diagnosis.
Timeline
Registration is our longest service, because it depends largely on the administration.
- The area : The extent of the parcel sets the survey time and the complexity of the contradictory survey.
- The complexity : Co-ownership, an objection from a neighbour, an old file or missing documents all extend the procedure.
- The nature of the work : A fresh application and the revival of an abandoned file do not start from the same point.
Quote and estimated timeline provided after the initial diagnosis.
What you gain
- A definitive right. The land title is the only document enforceable against third parties: it closes the question of ownership.
- Established boundaries. Contradictory survey acknowledged by the neighbours and marked on the ground.
- Land worth more. Titled land sells better, transfers cleanly and becomes financeable.
- A complete file. Plan, report and issued documents, kept and handed over at the end of the procedure.
- Professional support. We carry the paperwork: you do not queue at counters.

A question not covered here? Send it to us, we reply within 24 h.
Ask a questionWhy register land?
Because the land title is the only document that establishes ownership definitively. Without it, even long-standing occupation stays exposed to claims, and the land is hard to sell, transfer or finance.
Is a sale agreement enough?
No. A sale agreement proves a transaction between two people, not a right of ownership enforceable against third parties. It is one document in the registration file, not a substitute for the title.
Which documents must I provide?
Your identity documents, whatever evidence of occupation you hold, any existing plan and the identity of the neighbours. We complete the list after the initial diagnosis.
How long does the procedure take?
It depends on the area, the complexity of the file and the administration's own timelines. We give an estimate after the diagnosis and keep you informed at each step.
What if a neighbour objects?
Objections are handled during the contradictory survey, on documents and on measurements. Our survey and the report form the basis for arbitration. If the disagreement persists, we advise you on the next step.
